The initial effect on mortgage rates was a subtle increase in long term bond yields, however in comparison to earlier this summer residential and commercial mortgage rates are down considerably.For example commercial lenders were in the 7%++ range just a few months ago, and recently are as low as 5.5%-6% and falling.

I hope to be able to share my experiences and learn from this multi-faceted group.

Does anyone know of any meet ups in this area?

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

This is mostly correct.

I purchased this older home last year ($120k), which appraised at $186k before closing.

When I purchased this property, I used my HELOC to cover the 25% down payment.

We got the land to build this by subdividing it off other rental properties we own.
