They have both been in these new jobs for one month.On their credit check both of them have just one item: they each have one credit card in their individual names and with different issuers.

Way too expensive and it's like a car in that you spend a ton for the new item and once it gets used the first time the value drops like a rock.

Make a spreadsheet of items required to remodel a POH inside and out (doors, windows, appliances, cabinets, flooring, roofing, siding etc) with the distributor’s name, their part number and item cost.

Heck yeah because it saves us a trip to the grocery store for one item.  

If it's an improper item in there, tenant pays.

Another item is that these Podcasts are filled by people who are up-front and genuinely want to help. 

@Kyler J SloanI think carpets make it worse but with furniture, bedding, etc. there is still plenty of items to gather smells.

Does the HOA like to pay for items through due increases or special assessments?

I have an attorney in the Tampa area and another one up in DC who could review all of these items.
