I am just starting out with R/E investing beyond my own home. 

I was thinking to pull O&E reports, but it seems O&E report does not include these government liens and HOA liens, so it is probably not worth it to pull O&E before tax deed application?

This fee shows up for my rentals as a legitimate management fee on my schedule E. 

I'm in the same situation, the rental will go on your Sch E and you'll get your standard deduction for expenses,  plus depreciation. 

In fact we only have about 10 months experience managing 1 VR (Vacation Rental) which is a cabin in E TN.
