You also need to create a clear, concise business plan to share with sponsors.Linkedin is a good platform to look for real estate investors.

With that being said I'm looking for an investment friendly lender to obtain a 300k construction loan and I have about 150k in cash right now.

Your financing: not sure what that would look like, but your operating expenses and PITI could determine whether this place could be converted to LTR, MTR or might only work as rent-by-room or STR. 

They are on primary residences only though so not sure if you were looking for that or for an investment.
