In my search for Winter 2015/Spring&Summer 2016 internships, I have failed to come up with anything involving real estate investing.  

Owner said this is his last winter, make me an offer.  

I mean many of us could just move to some little Indiana town were you can buy a nice home for 10 to 15 k that is livable and call it a day.Or you can have your home in Newport beach your yacht in front of it.. you winter place in Aspen.. etc etc... all personal preferences.

Do not let him stay next winter.

In Chicago, in the freezing cold of winter, people still go to bars in droves. 

Unless it's a period detail that is popular and worth saving, you can't ignore stuff like that in your budget.I've had to make corrections to my rehab plan and budget (which originally included the demo of the tiles), due to some serious unforeseen plumbing issues that became apparent after the REO was de-winterized.

I have a guy who will only do seller financing for estate planning purposes.  

I am starting the rehab on Wednesday and since it is a bad time to sell houses with winter approaching quickly, I plan on putting this on the market in the spring.
