Not sure if this is the right are to post this, but here it goes: Im a Realtor and wholesaler, and...I will be partnering with a contractor and soon we are going to start  a company to rehab Kitchens and Baths, and a few other things in between. 

I will say that you absolutely CAN wholesale deals without any of your own money (I've done it), although it helps to at least be able to put down a $500 earnest money deposit.

I want to get into flips and maybe wholesale deals but even those can be pricey out here in SoCal. 

Do wholesalers care about breaking the law and practicing real estate without a license?

Starting out I would like to do 1-2 wholesale deals per month but I am wondering if that is a reasonable goal for that market?

I have talked with multiple seasoned wholesalers and they all think the price is too high.

I would like to learn more about Wholesale properties and apartment complex rentals.
