Currently laundry is leased out with coin operated machines, and the current PM company is in the process of transferring all utilities except trash back to all tenants with rents sitting between 495-550 with the lower ends being raised over time.The angel investor is  looking at 75%LTV, but I’m hoping I could broker the deal to bring the price down to compensate and still take advantage of the no money down.

Finished basements are not a good idea due to risk of flooding from a) high water table, b) poor drainage from exterior of house, c) water heater leak, d) plumbing pipes letting go. e) washing machine hoses bursting, f) basement bathrooms, g) sewage backups from the street, etc.

Regardless of how much quartz or how many bedrooms you have, if a property is in a troubled school district or it has a crime problem, the valuation can fall below the value of repairs and the ARV may be in the cellar.On arrival to Chicago I found the ChicagoREIA.org (organizer Andrew Holmes) who now has a big machine REI machine with focus in individual areas such as Mundelein, Libertyville, Algonqin, Oakbrook, Naperville, Shamburg, downtown, and probably others.

You really have 2 things to consider the Fantasy of it--letting you close easier, (the potential renter believes they will use this item)and the reality of it no one using the pool except one apartment, yet pool overhead is expensive, deprecation on equipment, taxes, chemicals, upgrades to equipment, resurfacing, emptying trash, stolen deck chairs, etc...Same with a workout center, treadmills and big balls, and mats or treadmills plus workout machines, and when the TV's get stolen, etc..or nothing...What do potential renters for your specific place....think they want, and really do want....and then there is the cost....If you have dogs a dog walk is a good thing as the dog waste should be less all over the lawn.Just my 2 cents..
