Make sure to not solicit any investors, but focus on building a valuable relationship. 

(Also to find agents and brokers in your market, Bigger Pockets has a great tool for that on the website, outside of that use Facebook groups; just search “your city real estate” and you can likely find a lot of locals in the field who you can reach out to.)

We include utilites in the rent for a couple of tenants that really struggle managing money and we accept payments weekly or bi-weekly on payday.this is a very valuable post for someone looking to get started.

(Might need to pay your broker) Joe is right, you need a big tool box, then you can fix anything, if you only carry a screw driver you are limited to the transactions you can fix.
