On top of that, the island of San Diego has exhausted most of the buildable land within 10 miles of the coast, in the last RE boom ( Carmel Valley, Otay, etc).

I personally would focus on N Phoenix, Scottsdale, Paradise Valley, Cave Creek, Carefree or mountain towns like Flagstaff, Williams, and Sedona for your short-term rental search!
