There's a lot of guru-ish language but he gives excellent pointers about what factors to look at and how to determine what cycle a given market is in.Be careful to avoid analysis paralysis.

I also strongly recommend you add language that:a) The option rent will never be less than the preceding rent, b) The rental increase calculated with the CPI will not be less than $x.xx (what we call a floor).

I truly believe it would sell for $120K if not more when it is fixed up.Since the property is so close to the university here, it will make an excellent buy and hold rental investment.

They only built it a few years ago, and my mom said that it was being talked about as far back as 1974 when she moved to Spokane originally.There are also two community colleges, Gonzaga University, Whitworth College, and satellite campuses for WSU and I believe EWU.
