I do think remaining debt free (aside from a mortgage) is the best option. 

I am curious how you landed on Michael Blank's vs all the other options?

Our goal is to me a more accessible luxury option for couples and families.  

I have house hacked 2 single family homes in Colorado Springs, moved out with both rentals cash-flowing very modest amounts annually, and am actively looking for the next property around Allentown, PA.My 2 options: Add to my portfolio and House Hack for the 3rd timeI know that house hacking will be the easiest barrier to entry around a big down payment, has the chance for a lower APR with a primary residence loan, and I am comfortable using this strategy as I have done it twice in the last 3 years.

But I'm open to other options.

Most of these syndication, are typically promoting "the STR market" rather than their actual track record.The moment I clicked "View more details" of their holding , I can see their future booking.My respond was ............ nahhhh, my STR is performing way better for them.You could forecast their revenue by checking future booking.

In my market, you typically need to force appreciation and rent growth through renovations to cash flow.

I appreciate all the insight and for the most part I do agree with you all on this being the typical experience with STR's.

Seller-financing is the only option for me as my income is through my LLC which isn't older than two years.  

Typically the terms on these loans are 3-5 years and require at least 50% down
