I sit on the Board of Advisors for FTF, and have invested in more than a half-dozen deals (average investment of $25K) in the past 18 months. 

Those typically take longer and cost you more money.

What software should I take advantage of that will help me analyze deals, comps, market research, etc. A all in one tool that every real estate investor should have?

They might not pay STR rental rates (ie they wont) but they will pay more then typically long term leases for flexibility on lease terms etc. 

So for a $500k investment you would look to raise $250-$300k and get bank money for rest but your overhead will be too high.
