The general interpretation of simultaneous for purposes of the 1031 is that both sale and purchase are under contract and close within a day or two of each other with the funds being sent directly from the sale to the purchase escrow. 

New roof, new well, new septic, full gut renovation on two of the three bathrooms, new kitchen (cabinets, appliances, fixtures, counters), new exterior doors, and solid oak floors throughout.

As long as you have at least two years of stable or increasing income as a traveling radiation therapist, then we can use that income with a conventional loan.

With that, you can do a rate and term refi in a year or two when rates have trickled down, and you can get the new deal done.
