There is only one way to know this:  repetition.It can be your repetition -- go out and look at a bunch of 2 beds compared to 3 beds, or even better 3 beds compared to 4 beds and find trends in how much value is added IF the only difference is a bedroom. 

Maybe my comps are a little off since I'm not a realtor, so only rely on my experience and watching zillow and MLS.I realize two data points don't make a trend but I just feel like if I can buy comparable houses and condos I get a much better return in terms of appreciation, the cashflow is about the same.  

Still, if I was living their a few years and I only started noticing this occurring, I would call the local policy department and speak to the office assigned to this beat to see what their thoughts are about crime trends in the area. 

I have been tracking the rents in german village and i have seen the same trend. 

Among many of the topics, I'm starting to see noticeable trends in customers discussing AirB&B and similar markets. 

There is always a trend that the neighbors always want to own the properties surrounding them, but always want a discount to buy them.
