If you don't like traffic or rain or bugs or humidity, central WA would be my choice. 

This will have the added benefit of reducing traffic.          

I don't like traffic and commuting.

A good one is arstechnica.com who do alot of technology and investigative type journalism and have discussed airbnb in the past.Once you get it on to some news site, submit a link to slashdot.org for yet more traffic (with disclaimer that you're involved).Best of luck! 

My only buddies that really retire are airline pilots .. or traffic controllers..

Put up bandit signs in high traffic areas that come to a stop (cash for houses/our rich grandma buys houses/we buy houses/our dog buys houses etc. lol Then you just use a whole sale template contract for that home as the offer and then contract it out to a house flipper.

Househacking isn’t even possible without a 45 minute drive with tolls to a bad neighborhood & more traffic!

You now have to take the first tenant that knocks on the door or be sued by the city, they have imposed a "rich man's tax on people who are successful", if you solicit someone who is in foreclosure or *thinks* they may end up in foreclosure it is a "criminal act" and you could find yourself in court, they have reduced the number of automobile lanes to accommodate having more bicycle lanes (Seattle is *hills*, do you know how long it takes a bicycle to climb 1st hill in the rain in friday night traffic?

But you know reality is this will never really stop.. just like speeding or other traffic violations..
