My mentor and I are going to be looking at that unit this week but from what I could see when I went and checked it out this past weekend it does not appear to have any major issues just needs a good cleaning and the nail holes need to be filled with spackle.

They renovate clean it up put tenants in, and then within four to six month of occupancy and history, they go to the bank and refinance it and get all their money back.

They likely have poor credit to want owner financing.Make it a 5 yr balloon note that forces them to clean up their credit so they can qualify for conventional financing.

I suggest instead that carry second to create a promisory note to the purchase LLCSo now i need to structure this to present to the seller, any advice on how to sound professional, clean and convinceable.
