These are two very different and separate loans (completely independent of each other, I think it is safe to say), with entirely different parties and collateral.The unit owner's mortgage, originated prior to 2017, with a current balance of $800,000, I would think, should be totally exempt from the $750,000 limit. 

"Reasonable compensation" and 60/40 are two completely different things, as you well know.

You need two years of income history or recent college degree with employment, and about 4% cash of the sales price in checking/savings for 1-2 units.

While it may score you points with them being right next door, inevitably it can be hard to live next to.  

I see that there is one wall with the door plus the other with what appears to be a window with the oddball roof angle.It is hard to say how it will look.

I have similar interests as yourself - at my peak I had 4 doors in the DMV, all geared towards long term appreciation.
