We shoot idiots into space on rockets and build flying cars, bragging about how good technology is getting, but my county alone is 80,000 affordable housing units short of demand...we are in a housing crisis that we as a nation have never experienced...Housing a bunch of high wage earning white people is just not appealing to me on any level.

Obviously depends on what level of investing you are at, but nonetheless…Do you prefer older units that typically will cash flow more, but also have more maintenance, etc. or newer properties that you pay a premium for with less up front cash flow, yet long term upside in reduced maintenance, appreciation, etc.
