The sellers were playing hard ball, which was there right with the market and all, their agent put some of his commission into the deal to make it all work.

Or should I be ball parking a number in my mind based off of limited information, in order to be prepared to give a verbal price offer on the home?

Congrats on trying to get the ball rolling at your age...I did the same thing when I started out 11 years ago (much older than you) lol. 

I haven't heard of anyone being outbid 30 times in this market unless they were knowingly throwing out low ball bids. 

I love the old saying, "he who lives by the crystal ball eats a lot of shards of glass".So why did i use 5%?

I low balled my first offer with an inspection clause. 

I understand that I would get a more detailed estimation once I have a signed contract with the seller, but how do get a ball park estimate that’s now way off the actual cost.I appreciate your help.
