I have nice portfolio of rental property in the Memphis area as well and constantly selling good investment property deals on & off market to my clients!

I don’t mean to be pessimistic but I’ve talked to other CA investors who were ripped off by contractors, properties vandalized etc, especially Class C being far away. 

Real property is held outside the retirement account, and while tax is paid on income/rents, depreciation will defer about 30% o the income, and the new tax law may eliminate tax on another 20%.  

In general, in most markets they add many thousands less than the hands off costs to add the ADU.  

He was able to fight the mugger off and then had him arrested - which is how the scheme was revealed.Only logical reason to accept cash is if you're trying to hide income from the IRS.Otherwise, require your tenants to send you money orders or deposit cash rent into your bank account.

I have a friend that I just taught amortization to as he is trying to quickly pay off his mother's FHA loan to remove a co-signer, then cash out refi (yes, I explained interest rates right now).

In areas with heavy transfer tax such as NH, it makes more sense to do this than closing yourself and then reselling. 

I paid cash, but borrowed 30k from a family member to cover some extra costs and renovation, the HOA fee is $135, and I pay my family member $500 a month until the 30k is paid off.

Just write on it return to sender, or not at this address and give it back to the mailman.

I personally am located and invest in the Colorado Springs metro area and would advise that you may not find many BRRRR opportunities on-market and will have to do some work to find these deals off-market.
