If you buy a t a big enough discount like Bill Gulley suggests it doesn't matter.Bill, I am curious how you prefer to source notes with significant discounts and what the yield is based on the coupon and your discounted price.  

It was ready on May 8th, so about three weeks since we were able to get access to the property.

Then we get into it; and realized we hated swinging hammers, and knocking down walls, or we hated dealing with the 3 T's (tenants, toilets, and taxes), or whatever...Remember:(1) There is no need to "buy yourself another job".

KW offers all the mentoring and training, not to mention their access to tools.

How important is MLS access?

The good thing is that you are probably going to have the same access to material pricing that the level of contractor this job would warrant has.

I know being licensed definitely 100% helps since that gives you access to helpful tools.
