Since I have many better ways to buy property (off market, without depending on listings for deals) the MLS only represents a channel for disposition, not acquisition.Some Brokers and agents may believe that they have fewer available tools to market their listings.

So, I bought a distressed property for a very low price of $119k, put about $27k into the rehab, and put it on the market for $199,500 ($95 per sf) which the neighborhood should support.

I agree that my expenses could be refined above, and I have the hard numbers to support the cost associated with these units but I understood the 50% rule as being an ultra conservative metric that would cover CAPEX+Insurance, taxes, vacancies, etc...Also, the 100K is included in the loan payment but would likely not be financed, making the loan payment decrease.
