In my opinion, we are on the precipice of a shift that will open opportunities to investors by discouraging normal competition.

Additionally, 45% of bookings in this last quarter were for seven nights or more.This is obviously a great trend for the company, but also for its hosts, who need to do well to see value in being on the platform.To that end, hosts earned $13 billion in income in Q3 2021, increasing 27% from Q3 of 2019.Airbnb also sees the shift to remote and hybrid work as a driver for its business.With the ability to work from home, more people are able to travel while still working.With remote workers no longer confined to weekend travel, Airbnb has seen Mondays and Tuesdays become their highest days of the week for travel.I’d love to know your thoughts on this!

I mentioned in the housing market report for March of 2022 that there were emerging data points indicating some shifting in market sentiment.

I have started to shift my focus to flipping, to gain capital, or buying a fixer upper to potentially have as a long-term rental. 

I sold my PM business in 2014 but definitely know there are more tech tools to help streamline the leasing and management processes. 

I just purchased a 3-unit last year that was a streamlined 203k loan and the process was fairly quick and easy.

Now, this could just be a blip and a brief shift in housing construction in the second half of 2021, but, given how tight supply already is, any shift in housing construction deserves attention.

Inflation might be with us for a coupe years; it has always been a multi year issue, and given several consecutive years that will totally shift the price landscape that we are used to.
