Go put one together.Without one of those no one can tell you what you should do correctly and in any case you have no basis for valuing one persons advice vs someone else.If you did have an IPS, it would most likely indicate that the recent run up in real estate prices means your RE portion of your investment portfolio is over weighted. 

Other than my market recommendation, I would just give you some advice on out of state investing.

I am a beginner so any advice or mentorship is welcome, anything to further my education on Wholesaling.

That's advice I would've given at the height of the 2020/1 real estate and STR market as well.

Hey Y'all, i'm tapping into the new construction builds. i'm familiar with the process being an architect. but i'm not sure about the cost because i haven't done residential for years. so any advice on cost, contaractors recomms, anything wise words are appreciated. an example would be like 2 story mix of CMU and wood studs.
