You could offer a savvy investor a small equity position in your business in exchange for a little cash.

Personally I’m leaning towards acquiring several single family rentals (using BRRRR) and then trading up using a 1031 exchange for a multi family property.

Hello;I am looking into doing a 1031 like kind exchange. 

he's right, just look at the stock market run-up from March lows (fed emptying its clip didn't stop the drop and ridiculous economic indicators have not stopped this run-up (S&P rallied on days that showed huge unemployment #s...) ).

Also, keep in mind that if you do a 1031 exchange there are timelines when you have to identify and purchase a "like" property.
