My question is, assuming each property is in good overall condition and solid, no major capex expenses are on the horizon like a new roof for instance, how much should I be keeping in liquid cash for large unexpected repairs to these properties?

Account Closed we do set aside some money for expenses, but our income allows us to put the rent back into the house as I don't have money sitting around to finish a full renovation on a house from footings to the roof.

Your choice, BUT a 10yr roof is not 'in poor condition' unless A) it was installed 11yrs ago B) an inspector says so in writing.

I tend to favor more units under one roof to spread my vacancy risk, but i'm not sure i have the required downpayment for one and i'm afraid if i wait it will just delay me getting into real estate.

I just bought a House that has a separate " Mother in Law " wing that is attached to the main house ( by the Roof Line only ).The same renter has been living in and renting this Mother in Law unit for almost 2 years now , at $500 per month.
