Given that you have only a few days I would absolutely start by talking to your inspector and if he/she recommends it, get a more specialized opinion asap.

Sure it's ridiculously expensive, but for someone that specializes in small multifamily properties, there is no better data source.I also use a lot of saved searches in the MLS that send me everything that sold, price changed, cancelled, came back on market, withdrew, etc.

We do have a 25+ policy as well, but we have broken that on occasion due to the quality of the kids and there were no issues.
