I'd also get emergency contacts (this can be good for rent collections too)- in your resident letter make sure you tell them the following: the # to call for maintenance requests, how to make rent payment and the forms of payment you accept, the new mgmt's experience to make them feel good about the change)

I think I tried to send you a colleague request, not sure if it went through.I am in San Diego, but will be in LV this weekend and am planning on putting up some yard signs and getting the property rent ready.

I tried to have a rational conversation with the city, but they gave me a song and dance about how the meter is read a month later, then the water stays on another 60 days before shut off, and how dare we suggest they lose their water sooner, and no way will they contact the landlord when accounts stay in arrears.

Sounds like the buyers do not want to spend money for inspections or other costs until they have seen the short sale approval letter.That is a fair request.

We will continue to touch them with our direct mail, and we don't remove people from our list unless they request it.

After I get the kinks worked out on this I want to move on to phase 2 of my site,   where tenants can request repairs.

They might even do you a favor by just going straight for the requested permit and not look at the rest of the house.  

If the person applies and we are at a point of doing background checks, we will then do our due diligence for determining if it is a valid request or not.
