Those skills are not learned overnight or by taking a RE course. 

The sooner I can start investing the sooner I can stop working 70 hours a week for other people.Some part time jobs---or skills can pay quite well. 

In addition to the license or equivalent, if an applicant is a researcher, the verification of employment must support the position is utilizing the doctorate skills.

In fact, my last tenant which I signed a lease with in March had a FICO score of 822.I look at the time you will be spending on management as a function on the kinds of properties you buy AND your skill as a PM and if you are willing to research and buy technology.I probably spend less than 15 hours a week on average involved in Property Management issues.When I taught Real Estate, I often told my students to be careful of buying yourself a full time job when looking for an Investment.

I have a 5 year background in automobile sales, so I believe I have framework of the correct skill set for a foot in the door.

I understand the seriousness of managing someone's investment, but it still seems like devoting 2 years to selling and obtaining a brokerage license is a bit of a different skill set than managing a property.

In general I believe it depends on *your* specific objectives and precise metrics: ROI/ yield, cash on hand, timeline, your time investment, skills you could leverage/ take advantage of (your strengths/ level of experience / skills to add value at each step e.g, hands-on remodeling vs. hiring a team), etc. 

Biggest thing anyone trying to raise funds needs to do is convey in a clear and concise way why they have the ability & skill set to safeguard the investors money.

Investing in technology and other businesses (diversifying)Focusing on value add stuff, ideally building skills to take on projects few are equipped toDoing a bit more relaxing and hanging out with family (hopefully!)
