One thing I suggest nit losing sight of is networking.

Plus usually cheaper than wood, since most of the "Treated Wood" is imported.

I have used Best online cabinets a few times now. good wood quality boxes they arrive about 5 days when they ship usually in a couple days.

Plans for extended outdoor and green space will likely allow us a higher rent and lower turnover for the property... it's pretty rare to find a rental in the area with very private and wooded outdoor space.

I have heard from local agents that there are many out of state investors throwing money at bad properties, sight unseen.Add to that many areas have seen ~10% appreciation in 2020, and are expecting the same for 2021.

We are limited on supply and no relief in sight. 

SOW includes tearing down walls in the living/dining room to open up space, replace app the carpet with LVT, tear down the wood paneling, drywall the walls, and ceiling, full kitchen and bathroom remodel.  

Someone has already applied sight unseen and wants to move in "ASAP".
