This is a combination lease, land contract, and take advantage of the seller/landlord offer from them. 

I’ve even thought about buying the land and developing a street with duplexes or 4-plexes on it. 

If a SFR is in solid shape, decent neighborhood, has good appreciation potential, I'm quite happy with a 1% MROI- paying $150k for a house that rents for $1500.

The "trust the process" issue comes up much more often for us in the context of a seller who has to go to an embassy / consulate / attorney in a foreign land, get the deed, etc. executed, authenticated and then go one step further to have the capacity of the official who authenticated the doc verified as well. 

The house itself is in decent shape (will find out more during inspection time), and I've made some calls around the town and it seems that there hasn't been much flooding in recent years, but I'm not sure what to do. 

Hi, I'm in a sort of weird situation with a land contract I'm trying to complete.

The owner doesn't want to sell the land, they just want to sell the home, she wants it removed from the land so she can built another home.

Good news is we still have Texas veterans land board loans available.

You divide $720,000/8000sqft and now you got $90 a sqft.. and this doesn't even include the land..

I have done land contracts, traditional bank loans, hard money, etc...I always want to start with knowing the seller.
