Otherwise use a hard money lender which will be pricey but it will be easier (If possible still just put a down-payment and finance the purchase, and then pay for the repairs out of your own capital, otherwise you can still finance the repair costs through a hard money lender but doing so will force the loan to be even more expense so only finance repairs if you absolutely have to or if you're an experienced investors who is strategically utilizing leverage for speed and efficiency).Does cost of materials come from loan?
