Any tips for a beginner

Looking to do my first flip in the next couple months! Would like some tips.

Where do I find deals?

How do I structure the deals?

Does cost of materials come from loan?

I have been doing remodeling for years and plan on doing all the work, is there some rule that requires me to use a contractor or something like that?

Anything else you think would be helpful or you with you knew when you were a newbie?
