This should be settled on the rugby field

I have seen it so I know I don't have to settle for less.I reject the notion from some people that higher end rentals do not require inspection.

I don't need these anymore, it's settled.

I'm not sure what will happen to rent prices once everything settles down (our rents in Florida are definitely down from the highs of 6-12 months ago), but I'm not closing the door on the possibility that they'll rise again. 

Some markets will experience rapid growth/appreciation over a span of a few years while other markets will see very minimal activity but may settle well in terms of cash flow.

I do have a funding agreement settling into place soon so there will be that but it'll be a slow start which is fine.  

.- I settled on Cozy.co where I can automate tenant applications and screening and keep track of payments and accept electronic payments through ACH, or debit or credit cards the tenant pays.Hopefully, TurboTenant will provide free electronic payment and accounting/tracking.  

You are likely to settle this but I would contact a lawyer ASAP.  

If you can settle for 5% yield, then there are properties that become available (but they go fast.)
