I think I would prefer a 10 unit motel, but prolly won't 350K to spend, but I still have high expectations.I ran a search but couldn't find any threads on property management services?

You can also just do an internet search for hard money lenders. As has already been described, HML's are based more on the property and its equity versus your credit or assets. If you are planning on doing a rehab as you described then a hard money loan is a good way to get started.

I use http://www.landlord2landlord.com/ They're reasably priced; I can get a credit report for about $12.00, a little more to search eviction records and courthouse records.

Me and about three to four of my friends are thinking about renting a house just over the three months of summer in 07, I've been doing some searches and what occured to me was that most of the lease terms of the houses are either six months or a year long (Of the rentals).Suppose we moved into a house with six month lease terms and got out after living there for three months.
