As far as sales comps, the average price appears to be approx $114,000, but I'm less confident in that number, which is ok because I do hope to rent long term.The reno is cosmetic and I will be doing much of it myself with help from family, and I will be able to save while I'm doing it in case I mess something up and need professional help.

Or I list for sale higher at $100k to make it a flip.

Things to consider as a rental investor newbie: How involved you want to be as a landlord/PM, if a Lead Safe Certification is required where your rental will be, if there is a point of sale for the ordinance you're buying in/what the escrow requirements are (especially if you're buying a heavy fixer), etc. 

How much new building is happening in the area that might reduce my rents or create competition on my exit sale?
