@Corby Goade Hey Corby, Let’s say for individual investors using there own capital to get rental properties.

I would be interested in hearing more about other student rental markets and individuals experiences operating before and during COVID.If you would be interested in talking more, comment below or describe your favourite Ontario student rental market and why?

I would first recommend trying to get seller/owner financing if you can and if you believe that your neighbor is a trustworthy individual because that way you can convince them that they will continue to receive a steady income while not having to hassle with the maintenance and management of the property.

Do you mean a resource to research individual markets? 

The thought of being able to get up out of bed on any morning and decide I want to go to Paris or New York today seems like a dream because to me that's what life should be about -- making experiences every single day.This is the start of a big journey in my life and I hope I can meet some great people along the way and being in this community of like-minded individuals I know that I will!

If you have the funds, buying a house that needs A LOT of work might be a good risk/reward?

I currently hold a real estate license in NJ and have partnered up with an individual who has capital who wants to obtain investment properties.

Five and up you're in commercial territory with higher rates, shorter terms.Also, I owned condo rentals, and the HOA provide several laundry rooms in the complex, and they forbid washers in individual units.

I know many individuals that own rentals from Ogden to Provo and increases of 10% and more YoY 2020/2021is quite typical with higher increases for SFR as compared to apartments. 

They handle all of the legwork, you make the final decision, and you essentially exchange time for x value, which depends on the firm and the individual deal.
