Most lenders will require a 20-25% DP on the four-plex in Cinci. 

The new draft zoning ordinance of Gaithersburg, which, for full disclosure, my mom has worked for the planning department my entire life, is out with an interesting wrinkle: they will not only allow ADUs but also have no owner-occupant requirement.

I know I'm more limiting than most but here's what I require, and so far no problems yet.

They are extremely inconsistent and require most of your attention.

Many require no income verification. 

I agree with @Jay Hurst I suggest considering separate loans if the loan amount meets the minimum requirement, as bundling may not offer pricing or fee advantages.

I will say that LTV requirements and even strict qualifications for asset type, condition, age, etc. make it super tough unless the property LTV is below 50%. 

However, HUD/FHA guidelines require your mortgage lender to select the 203k Consultant. 

It's your best bet in getting some insight into the property and you may be able to help them in the process.Understand your state's foreclosure laws and what filings are required to start the process.  

You could also look to switch to mid term during a slower season and that would require less money up front!
