Luckily there is no shortage of books on either subject, but it is finding relevant information.

@Basit SiddiqiI really appreciate the feedback - my initial intention for starting with this area was because my prior relevant industry experience was focused on Nassau County so it's the market that I'm most familiar with.Based off of your feedback and after talking with a good friend who also turned me on to the idea of long distance investing, I have decided to learn more about it before deciding where to focus my efforts.

I am a tax expert, but cannot advice on tax relevant decisions until we've completed and signed a full client engagement letter and I have a full understanding of your situation.I'll give an example from a client of mine from last year with the names changed to protect the innocent of course.   

We just created our own applications asking for the information that was relevant to us.

Probably a combination of issues; perhaps "fishing in the wrong pond" for subs, a few miscommunications with a quote from a sub based on a description as opposed to an actual inspection,  from an owner that, not being an AC person may miss relevant issues, are these new or used units, did the handler "fit" into the enclosure, etc.  

However, this site thrives on interactions and as such we encourage two way exchanges and look forward to educational and thought provoking ideas relevant to REI.

And, not relevant in other states but it's always good to get different perspectives. 

Also if business no longer becomes relevant you have value in the land and building as an asset.Think about karate school open for 20 years but shuts down and owner retires and now owns the building or pawn shop that business has now gone online but can redevelop the site with new tenant because dirt and location is good.

Just make sure you include all the relevant numbers.  

I have also started listening to the BP podcast, starting at the beginning and picking any relevant episodes.
