Probably a combination of issues; perhaps "fishing in the wrong pond" for subs, a few miscommunications with a quote from a sub based on a description as opposed to an actual inspection, from an owner that, not being an AC person may miss relevant issues, are these new or used units, did the handler "fit" into the enclosure, etc.

Also if business no longer becomes relevant you have value in the land and building as an asset.Think about karate school open for 20 years but shuts down and owner retires and now owns the building or pawn shop that business has now gone online but can redevelop the site with new tenant because dirt and location is good.
