@Vincent Crane I've seen you engage and contribute to the forums so regularly I just figured you were an 'old pro'!    

I think people like bullet points - they are scanning lots of homes and you want to make they key facts easy to spot: number of BR, bathrooms, garage space, square footage and location.We use two seperate contracts: a regular rental agreement and a simple option to purchase agreement.

The last thing you need is Bleacher Report picking up a tweet about you being a slumlord, whether they're full of bs or not.My suggestion here would be to have an attorney set you up so your personal name will not be attached to any regular real estate investing you are involved with (set up should cost $thousands, but not $tens of thousands), and then maybe another set up for high end REI where your celebrity would be most beneficial. 

I'll just do a regular lease purchase (but keep in mind only about 1/3 of those ultimately go through.You can sit there and worry about your risks in the transaction or take action to move forward.

I plan to have a lawn care company mow and fertilize the grass regularly.

@Nicholas Patrick, welcome to the forum, this is definitely a place to learn a lot abut real estate investing, I 've only been on the forum for about a week now I have learnt a lot from just reading the posts, Like @Neal Bratton said the podcasts are really great they are just regular people sharing their stories of how they went from zero to success while giving some helpful tips.

Son was going to back out,but the realtor convinced us to get an engineer because there were no regular signs of foundation damage [cracks, windows, doors, etc]  So, I just spoke to the engineer and the foundation is fine.  

For units with dishwashers, I provide a small bucket of dishwasher detergent pods with a warning not to use regular dish soap in the machines.

Keep in mind that this is a lot more than $100/door because I paid cash.I also forgot to add to the list of things I did was replace the side door on the garage and have it painted.I will be adding about $300 to the mix this month to put in a new garage door opener as my regular guy was on vacation.
