If I had only $12k for the rehab and was spread too thin, I would've been in a bind.The attention to detail, communication, oversight on the project, and many other things were not as "on point" in comparison to the smoother projects I had going on with partner and fellow BP moderator @Dawn Anastasi.

RI also has some lead and fire laws that you need to pay attention to as a landlord although enforcement is not rigorous.

Besides everything else I am doing, 5 paid off houses in 5 years in nice areas I can buy with equity and buy sub2, I am paying attention.

Some folks need that wake up notice to get their attention.

I'd just hate for others to read this post thread and think your stats are accurate and that I am trying to get 1900 for a house in a 1300 market and then focus on that in their replies rather than offering up creative marketing suggestions and attention-getters that I am really looking for.

It got huge media attention along with a Colorado case.
