I can't speak for Rich, but I have never lost a lawsuit and was only threatend a couple times where it even got close to a real claim, buyt both fell apart on them.

The agents must have complained that if the contract fell through these companies looked for whoever called them in to be paid.....so now the contract puts all of this cost on the buyer instead of the seller.

The great thing about Section 8 is that you most likely will maximize your return for that property.I started out with Section 8, had dozens of Section 8 tenants and they fell into the following categories...10% I almost never hear from...80% show up on my radar screen every now and then... and 10% seem to always be the problem tenants.

NO inventory pent up demand..high paying jobs.. could the market slow for sure.. but a big bubble burst with price crash I don't see it.and PDX was one of the mildest hit markets in 08.. the high end got clobbere IE 1 mil plus but the starter stuff nd mid range only fell 10 to 20% at the worst of it

Despite being a two-family for almost 70 years.Initial mortgage loan fell through in underwriting because Fannie/Freddie won't touch anything like that, apparently.Secured a portfolio loan that's actually better rate, but I am hesitant to sign the commitment since I feel like I don't understand all the possible implications.The lender said she approved the loan because in their mind, a SFH might actually be more valuable in that unlikely event so it didn't affect their willingness to take on the debt.I intend to buy and hold for at least 10 years, but I can imagine this issue will affect my ability to sell down the road, since a prospective buyer won't be able to get a conventional FHA loan just like I wasn't able to.This property should cash-flow really well after some rehabbing to the one unit, but I'm realizing this limitation will also make doing any kind of cash-out refi more difficult as well.Curious if this throws up any red flags for you veterans of the REI world that I, a relative novice, am not seeing.

If you fixed it and they still fell, that's a grey area but most likely on them.Things that damage the property like paintball shouldn't be allowed because of the possibility of something on the house being damaged, that you can stop.
