Some lenders have informed me that they require 2 years income tax returns for the Corp or LLC proving income (if I open a brand new LLC there will be no proof of income) What can I do to be lendable? 

I’ve provided him with a signed lease for the half currently rented and proof of on time rent collections for the past 3 months as well as a signed lease with deposit and first months rent from the tenant who will move into my half once I vacate the property.

I have proof of the undamaged condition and it is NOT wear and tear.

We require them to provide proof of income, bank statements, and referrals.

Other than that, I had to field a bunch of emails and calls, and vet the buyers for proof of funds, and making sure they’ve seen the property and weren’t just trying to tie it up.

Might want to animal proof with big backyard.

Finally, ask the seller to provide you a proof of rentals payments by sending you a bank statement showing the actual payments clearing the bank account.
