So far it has been slow, but easier than I expected.

The real estate market in that town seems pretty sad/slow - lots of properties under 100k/150k available, many sit on the market for many many months, etc.

When comparing apples to apples across the board with different lenders you will need to know what the interest rates are, what % down you will be using, what the total lender fees are, any points being charged & what loan product specifically you are looking at. 

Once you know, you'll be in a better position to respond.BTW, while suing for specific performance is a real remedy, it's going to be expensive and slow. 

You will need to let your mortgage company know as the terms of the loan product could be dependent upon  owner occupied use or that of SFR rental alone, and you don't want to have anything come up there.

Relying on parking companies to manage and improve your "product" is paramount.

I'm looking to purchase a multi-family property at a discount - the area that I'm looking at has very slow turnover with multiple properties being on the market for 100+ days even in this seller's market.
