George,It's for a friend of mine in Grosse Pointe Woods.

The benefits are that you have 1 policy for all of your rental properties, premiums are lower and there is better coverage because it is a commercial policy and covers more than traditional residential policy used by many investors.  

We have two contradicting reports on dry wood termite infestation at our quad in San Diego.One pest company recommends fumigation, the other recommends spot treatment and option to pay 400$/year for re-treatment with company's right to modify price after 2 years).How do I make an informed decision on which recommendation to go with?

The property is insured for $48,000 through Foremost Insurance and the premium is $622/year.

The concern I had was the fumes soaking into the porous wood and subsequently returning to the air for the occupants of the home to breathe.

We are located adjacent to the rail line, and they set up tents on the other side of the fence in the woods.  

Plus it has a newer central ac/heat, and it's one of the few in the neighborhood with a real wood burning fireplace.

My question is which species of wood for floors is common to put in a mid range house flip?
