So far this year from MLS data, in Dane County, the median 3 bed, 2 bath home sold for $440k and $429,950, so with our high taxes (around 2% of the purchase price), you may decide to focus on multi-family property for help with income/cash flow.

They were easily aiming to get contingencies removed and start a bidding war so I don't think $70k was going to be competitive.

It’s been unable to sell because the original house was a single wide in the 70s that was then added on to.This makes financing either difficult or very expensive for people (especially since it’s a low price point and mainly first time buyers).We would be paying cash - so it’s not an issue for us.

All of my current rentals cost about the same to purchase ($215-265K), but cash flow is so different and current house prices are as well ($325-600K)...and the one I spent the most for and cash flows the most, is now the one worth the least (still worth more than I paid for it 3 years ago).
