That part is as simple as writing a letter introducing yourself as the new owner, explaining that the existing property manager will stay in place so they should continue to work with her but if they ever needed to contact you directly to contact you at the address or phone number provided.

For receipts and one page documents, I use the free smartphone app "Genius Scan" to snap a picture of a document and it will convert to PDF (and auto adjust the image for easy reading) and allow you to save them on your phone or email docs to yourself.

So I have found a few abandoned homes and located the owner online but under the property owners name has multiple addresses and it doesn't show which address is current, it does have phone numbers.

@Chris Christianson, I started out looking for a local CPA as well and was convinced that in this day and age, with file transfers, phone, skype, etc, etc. etc., there really is no reason why someone needs to be local.

Also, show up at HomeDepot on a Saturday morning and walk around the parking lot taking pictures of sub's magnetic stickers on their trucks saying what they do and their phone numbers.Hope this helps other newbies like me.

I also found a coupon code "search" which was supposed to take me to 261 (That's what it showed on the screen when I applied it).I figured the total would be about $200 with the prorate and coupon.
