The property is no pets.

(Backstory - I bought the house from my Dad's Estate - he recently passed away - They are bad tenants, and have a long history of paying the rent late and/or not in full, and they are in breach of this current lease with two dogs and other pets in the unit - They were put on notice about the pets too - so I'm the recipient of slews of horrid texts.I'm hoping they will go on their own - they really need more space - 6 people in a two bedroom - but the reality is I will likely have to go through the eviction process.

After selecting the tenant you MUST have them sign lease, provide a full deposit (1 months rent), Pet Fee Agreement (never use the word deposit...as you are keeping this).

And then there's pet deposit and pet rent, if have a pet.It's supply and demand

If you say no pets, don't let tenant have a pet.

How many on here charge for pets, or make the tenants pay water and heating.

Read books and talk on the forum to better understand why the PM screens the way they do, how they handle late rent, what to do when the tenant wants to break the lease early, when to allow pets or not, etc.
