There are plenty of jobs to be had on the labor market, though it takes a lot of work to go out and find the one that is the perfect fit for you.

I ended up buying a unit for myself, as I truly felt it was a great investment opportunity and more importantly was the perfect home for me at the time (I was looking for something low maintenance and move in ready, as I was working on many BRRRR/Flip projects at the time).

If you can find a property with more bathrooms that would be good, but having 1 bathroom is perfectly fine.

Don't let the insurance company get away with crap workHave them paint both doors if you don't have the EXACT paint code...And make it PERFECTLY clear that you appreciate them taking care of it, but stuff like this needs to be run through you first.....PERIOD.

The quotes above are realistic, you could be as high as $3/sq ft.That type of floor works very well for out of level/slight slopes since its very flexible, but any perfection underneath (e g small hole or bump) is going to show thru. 

If their income is barely 70% of the rent, that's a perfect indication they are a HIGH RISK.

A perfect example of bandwagon failure is MLM.
