Sounds like the area is perfect for it.

If I am buying a luxary home I am looking for everything to be perfect, but if I am buying a worn multi I know things are going to not be perfect and ill need some repairs. 

Pay of $25-30/hr goes a lot farther there than here, in CO.Basically I am trying to figure out if I should try to "make it" in the market here, I don't know well, with no W2 income right now, but where I own a SFH with about 25k in equity, or move back to where Im from and know some people and know this one part of town really well.I did move for a reason and if I had my choice, Id keep the house here in Colorado and just visit Ohio occasionally. 

The deal wasn't perfect, but after 1.5 years of the same message, they actually brought me a property.

@Peter Buccowich It seems like the warranty is Only for the portions/areas they stabilized, not other areas they weren’t hired to stabilize, which makes perfect sense. 

I will spare you the nitty gritty calculations (FYI I have already refinanced) and present you with the choices.

We found what looks to be a steal - a 2 bedroom new construction super low taxes in perfect location (we otherwise wouldn t be able to afford this location) right in center city philadelphia, only concern is that both bedrooms are below grade in basement but it's in great condition since it's new.

Want to move ASAP but are fine with our aug 1 date.I would expect a, c and d all to only be 1 year tenants.I’m struggling a bit with a choice between the tenants.
